Bastion Point Construction Update - November 2022

As works continue to progress at our prestigious site in the heart of Liverpool, we thought we would give a little twist to keep bulletins interesting for our valued investors. In this update we have opted to provide a more technical guide on how things are progressing on and off site.

Firstly, Liverpool City Council has confirmed that a Section 278 notice will not be required to carry out roadworks off site, and that a Section 50 notice will suffice. This is far less onerous, less time consuming and does not require a costly performance bond.  

The structural engineer has been calculating the concrete reinforcement bars for the ground beams, which forms the building foundation. This was achieved by working closely with our chosen steel frame provider, who calculated the point and line loads of Bastion’s structure.

The height of the ground beam is critical, as this must facilitate the plot drainage to pass under at the correct height to meet the invert level of the road drainage, whilst not compromising the ground floor slab height.

We are currently negotiating with a national lift supplier, as the lift pit also has to be formed at this stage. The dimensions of the lift shafts differ, as many suppliers’ products require a different set of specifications. It is therefore critical for the steel frame contractor to incorporate into their design this specific set of parameters.

On site, our trusted partner Abrey Construction are installing drainage to the north of the site, which runs the length of Oriel Street, as this area will become land locked once ground beam is formed. Piles are now cropped to their designated height 450mm below top of ground beam, ready to receive shuttering. The reinforcement will then be fitted prior to concrete pour.  All these works are regularly inspected by Building Control and our Warranty Provider Advantage.

Once the drainage and ground beam are complete, in the coming weeks will see the floor slab poured. Once cured, the concrete frame forming the car park to first floor will commence, swiftly followed by the steel frame structure and face brickwork.
